Pools & Landscapes in Tempe

Building a Pool in Tempe

Tempe is one of the Valley's established cities. It is landlocked by its neighbors, so most of its neighborhoods are already built out. If your yard already has a pool, the real question is how to make an older pool and patio feel designed for the way you live now, and that is work we enjoy.

Permits run through the City of Tempe Community Development Department's Permit Center, and applications are submitted online through the Tempe Citizen Access Portal. The city's swimming pool rules sit in Chapter 31 of the Tempe City Code. We prepare the drawings, file the application and schedule inspections as the work moves along.

South Tempe holds most of the planned neighborhoods we work in. The Lakes has had a community association since its first meeting in 1972, and Warner Ranch, built between 1985 and 1997, straddles the line with Chandler. We check what each community requires and build that review into the schedule.

Design Notes

What Tempe Yards Ask For

Updating what is already there is often the smartest move in Tempe.

Remodel With Intent

An older pool can take new plaster, tile and coping, a reshaped entry with lit benches and equipment you run from your phone. We check the shell, plumbing and drainage first so the budget goes where it lasts, and our hard water guide covers scale on old tile.

Keep the Shade

Mature trees are one of the best things about an established Tempe yard. We design decks and pool edges around the healthy ones, add shade structures where the canopy is thin and plan leaf management into the equipment.

Update the Ground Plane

Swapping a cracked deck coating for pavers or travertine, and a tired lawn for turf and planting beds, changes a yard almost as much as the pool does. It also trims water use and weekend upkeep.

Where We Work

Tempe Neighborhoods We Serve

Established neighborhoods across south Tempe.

The Lakes

A south Tempe lake community whose association first met in 1972. Lakefront lots call for low walls, careful lighting and decks that open toward the water.

Warner Ranch

About 1,800 homes built between 1985 and 1997 across south Tempe and west Chandler, with greenbelts and mature landscaping. Yards of that age are prime remodel candidates.

Kiwanis Park Area

Homes around the 125-acre park and its 12-acre lake in south Tempe. Established lots with big trees suit a pool tucked into the shade.

Good Questions

Questions From Tempe Homeowners

Who handles pool permits in Tempe?

The City of Tempe's Community Development Department, through its Permit Center. Applications go in online through the Tempe Citizen Access Portal, and we prepare and submit the plans for you.

Is my old pool worth remodeling?

Often it is. If the shell is sound and the plumbing tests well, a remodel can deliver new finishes, a better entry, lighting and automation with far less disruption than a new pool. If it fails those checks, we will tell you.

Can you add a spa to an existing Tempe pool?

In many cases, yes. A raised spa that spills into the pool can share plumbing and equipment, and it gives you somewhere warm to sit in winter. We confirm the structure and the equipment capacity on site.

Do The Lakes or Warner Ranch require HOA approval?

The Lakes has a community association with CC&Rs, so plan on review there. For Warner Ranch and other neighborhoods, we check whether your home falls under an association and what it asks for before we submit.

Can my remodel include new landscaping?

Yes. Landscape design and hardscape are planned with the pool, so paving, turf, planting beds, irrigation and lighting all work together. One team handles the whole yard.
